Proposals

Built in 1890 - 1900, the Avenue comprises classically proportioned buildings with much history. Overall they are in good order, however older properties require on-going maintenance and management and there are areas that would benefit from sensitive refurbishment or repair.

From our own assessment and from discussions with the leaseholders association and managing agents, this might include:

  • Upgrading mechanical and electrical installations, e.g. boiler plant and lifts
  • Upgrading security and porter provision, including the provision of on/off site porters, as determined by the leaseholders association
  • Improving common areas, e.g. car parking and its allocation process
  • Improving service charge efficiency (without a loss of necessary services)
  • Bringing all health and safety provisions up to the most modern standards
  • Upgrading redundant/degraded areas, e.g. refurbishment of access roads and rear access stairs
  • Positively undertaking lease extensions
  • Reviewing porter flat rent increases to bring in line with market rents
  • Reviewing licence fees of car parking and storage areas to bring in line with reasonable market levels
  • Utilisation/refurbishment of additional areas that could add value to the Estate, e.g. unused basement space.

Before proceeding with any of these proposals, Beaudream will take on board the sensitive nature of the estate and also ensure no loss of value to leaseholders.
